Did you know that right after a snowfall is a great time to inspect your attic and Arlington roofing for leaks? As the snow slowly melts, small leaks may show up in the attic. These leaks are frequently missed at other times because they’re not bad enough to soak through the attic insulation and into the interior of your home.
Even though these leaks are small, they can cause very big problems over time. If an undetected leak occurs for too long, it molds the attic insulation. Because mold is a potential health hazard, you may be left with much more costly home repair issues than just a simple roof repair or replacement.
The best time to inspect your attic is the warmest part of the day with a high sun. If you look at the wrong time, you may miss an issue that needs to be addressed. Questions you will want to ask yourself are:
- What is the age of my roof? If the answer is 10 years or more, chances are you may have undetected leaks from aluminum ridge vents, wall flashings, chimneys, skylights or other roof penetrations. A roof “tune-up” may be in order.
- Are there a lot of shingle granules collecting at the bottom of my downspouts? Shingle granules piling up on your splash blocks could indicate aging shingles that no longer provide the protection your home needs.
- Have I noticed anything sticking up on my roof that looks out of place? Torn, buckled or missing shingles, cracked tile and damaged flashing are prime locations for roof leaks.
- Can I hear my gutters flowing and working properly from the ground outside? Clogged gutters can overflow and over time cause wood fascia, soffit and decking to weaken and rot, as well as encourage the growth of mold in the attic.
